Under the supervision and direction of the Director and Supervisor of Maintenance & Engineering, for preventive maintenance, repairs, and/or replaces components of all H.V.A.C., pumps, mechanical equipment, building, plumbing, and electrical system within the hospital and clinic areas.
Operates and maintains all mechanical equipment such as H.V.A.C. equipment, hot water generators, pumps, chilled water system, steam system, plumbing, and electrical system that provide electrical power, lighting, air conditioning and other utilities to the building and its clinics.
Reads meters, gauges, printouts and other recording devices and record daily utility logs; also check building condition by walk thru of mechanical rooms. Must be able to operate building controls master system, to view or edit the operation system controls. Which may include Building, Fire and or Security.
Inspects equipment for malfunctions, repairs, adjustments, lubrication of equipment and perform maintenance by tightening fitting, repacking bearings, lubricating, replacing filters by the use of hand and power tools.
Provides proper electrical maintenance service throughout the complex and its clinics. This includes minor electrical repairs of wiring, electrical fixture, kitchen appliance, and laundry equipment. This also includes motor starters, electrical panels and disconnects and fire alarm repairs and inspection.
Repairs and maintains plumbing by replacing packing or washers in faucets, mending, repair of pipes, opening clogged drains, etc. May install, repair, and/or replace new valves, pipes and fixtures by proper use of tools and equipment.
Monitors and maintains the proper working condition of the building and equipment hardware, such as: door and window latches, locks, and hinges. Repairs of cabinet, counter tops, and tables.
Carries out a preventative maintenance program and keep and maintain associated records. Document work completed and time required as part of the work order system and time recording requirements. Initiate requests for purchasing of materials and supplies necessary to perform repairs and alteration.
Other functions of this position include: demolition and construction of different areas of the hospital, repair and paint of walls and ceiling, implement a painting schedule, design and build cabinets, counter tops, work surfaces, etc. and furniture moving as needed.
Incumbent may be called in should mechanical breakdown or other emergencies occur.
Observes the installation of equipment and/or systems to detect hazards, need for adjustments, relocation or replacement. Utilizes knowledge of blueprints, function and design of components to insure both maximum efficiency and compliance with appropriate building codes.
May contact and consult with outside contractors for the purpose of explaining and overseeing successful completion of approved repairs, service, and/or modification requirements.
Extends courteous consideration to others in interpersonal relationships, offering assistance and/or instruction. Accepting and acting upon constructive criticism to upgrade abilities, seeking clarification of duties when indicated.

Knowledge, Skills and Abilities Required:
Ability and knowledge to use and operate hand and power tools in a safe manner.
Ability to do minor electrical and plumbing repairs.
Ability to work locations such as crawl spaces, mechanical access panels, and on ladders.
Ability and knowledge to communicate and follow oral and written instructions.
Ability to apply knowledge of emergency procedures at Boys Town National Research Hospital (BTNRH).
Ability and knowledge to repair hot and cold water distribution systems.
Ability to work different shifts and locations as needed for staffing purposes.
Ability to take On-Call Pager as needed for off hours maintenance coverage.
High school diploma or the equivalent required.
Minimum of two years' experience in building maintenance in the areas of H.V.A.C., preventive maintenance/repairs, plumbing and electrical repairs.
Must possess knowledge of mechanical chilled water distribution systems, steam and hot water heating systems
General knowledge and ability to paint and repair walls.
Must have a valid driver's license.
