Under the general supervision of the Associate Administrator of Facility Operations, consults with the Associate Administrator on repair methods used for breakdowns and on employee grievances; consults on day-to-day activities and works with the Associate Administrator to achieve long-range goals. Assists in staffing the section including hiring, evaluation and corrective action. Can purchase equipment and supplies, but needs the approval of the Associate Administrator for capital expenditures or changes in salaries. Adheres to hospital and departmental policies and procedures, along with city environmental regulations, government regulations on clean air in sterile areas and fire department regulations on storage of combustibles.
Inspects work in progress and when completed. Initiates requisitions for materials and supplies. Prepares written and oral instructions regarding projects to be accomplished.
Instructs BTNRH employees on emergency maintenance procedures, such as waterline breaks and flooding, electrical shutdown, etc.
Reviews the workload of the section, schedules work to be done and assigns the work orders. Makes daily building rounds to check on work progress or to estimate how long a job will take. Keeps records of preventative maintenance and equipment maintenance. Trains new employees as well as cross-trains current employees.
Provides timely repair of equipment to ensure smooth and proper operation. Implements and maintains a Preventive Maintenance Program.
Provides temperature control to the hospital by proper operation and maintenance of heating and cooling equipment to meet predetermined standards.
Provides clean air to the hospital by proper operation and maintenance of air-handling equipment to meet predetermined standards.
Provides hot water and chilled drinking water to the hospital by proper operation and maintenance of water heaters and chillers.
Ensures the hospital will have emergency power by properly maintaining the emergency transfer switches. Ensures the safety of plan equipment by identifying and correcting safety hazards.
Assists the Associate Administrator with budgeting, both operating and capital additions, department planning, scheduling, governmental agency requirements, and other management duties as required.

Knowledge, Skills and Abilities Required:
Ability to organize skills to maintain overall effectiveness in the day to day maintenance operations.
Ability to communicate concisely, both orally and in writing. Must possess the ability to deal with people.
Ability to implement and maintain Preventive Maintenance Program.
Ability to attend periodic seminars and belong to related associations to keep up on new innovations.
Ability to apply knowledge of OSHA, Environmental Protection Agency and TJC standards and guidelines.
Ability to apply knowledge of budget preparation and ability to adhere to budget guidelines.
Ability to apply skill in maintenance and repairs; electrical, heating and cooling equipment operation; air handling operations and water heating and chiller operations.
Ability to work weekends and evening hours whenever necessary.
High School Diploma or equivalent, required.
Technical degree in Electrical or HVAC, required.
Minimum of 5 years’ experience in a hospital setting in maintenance, preferred.
Must possess basic knowledge of plumbing and carpentry skills.
Must have knowledge of NFPA Life Safety Code 101.
